Any particular reason you want to wait that long to profit? Like has been said, I would push roads, patches, maybe a pond. Put some nice shooting houses with a couple feeders. Manage the deer for a couple of years while you enjoy it. Then market and sell as recreational in 3-5 yrs. Take profits and start over with a new place. To do it this way you need to get it at a good price to start with. Make sure you have legal access. Like this idea. Getting at a good price is gonna be the key. One good thing with natural regen is that you have a blank slate for roads and food plots, depending on topography. You can establish your access to plots and plot orientation to take care of prevailing winds and alternate stands for those pre-front days when we have a south or east wind.
"Cull" is just another four letter word...
