Here's my sister in laws place. The write up is awful. Her realtor is clueless on selling land. It's 108 acres. About 10 of it is level and cleared. The rest is beautiful, mature hardwood. Great hunting land. Covered in deer and turkey. She was willing to accept offers. She's calmed down a little on selling it, but should still work work someone. Her husband passed away and it's a little much for her.

Interested in 20-acres (10-acre hayfield) some hardwoods, creek and brick-house with water damage on the flooring?

The land is awesome and the house would be with the flooring replaced. Brick exterior and metal roof. Water line froze and burst while house was sitting vacant. Joists and 1x6 subfloor is fine but the presswood subfloor will have to be replaced.

Located in Palmetto AL (Pickens Co), between Reform and Millport.

That's actually not a bad price for that. No way you could buy 108 acres , punch in roads, clear 7 acres , build a high end 5,000+ sqft house for that. The realtor shouldn't lump the land price in with the house sqft price like it's a residential lot.

I kick myself for not buying a nice house and 22 acres in New Hope in 2017.

In 2013 you could buy mountain land for $600 an acre around Elora TN. I regret that too.

35803 Huntsville was full of $80k houses. Those days will never be back.

Judging by the houses for sale in my neighborhood, they're definitely cooling off. But they're still triple priced from 2017.
