What is a going rate for turkey rights ? Have 125 acres in Conecuh County that i thought about leasing turkey rights to . Very common to see turkeys while deer hunting

I just ask a guy at a local gun store about a turkey lease, said guy wanted 3500 for 500 acres, one person, said its only 7 bucks per acres, that's a lot for 3 birds in MS. Man that would be sweet id be deer hunting for free lol

For reference I pay over $10/acre for just my lease, not to count planting, insurance, improvements, etc That’s about the going rate $1-2 a acre.
Would walk over a naked woman to get to a gobblin turkey!

$1-$3 an acre is really a pretty good deal in my mind, if im paying $10 an acre then I keep everything cut and planted but i guess turkey is a shorter season 🤷♂️

The thing you have to understand about turkeys is just because you see them in deer season means nothing in turkey season. There may not be a turkey on that property all turkey season. If you can prove it holds decent numbers spring/summer it could be worth $3 acre or it could be worth .50 cent a acre.
