Well damn...I was hoping lumber prices would start trending down in 2021, nope wrong. This dude has a small but informative YouTube channel I came across last year. I guess I'm thankful I'm not needing to build right now.
I watching and wait for this feller to give his usual lumber update. Its about the best source of info i've seen when trying to stay up to date.
It doesn't look to be coming down anytime soon. I repriced some of my lumber package to see how much of an increase there was compared to July and it was about 9k higher, which may be manageable running numbers and cutting cost elsewhere and it other material prices dropped.... the problem with going ahead and starting would be if material ran dry and you was stuck for an extended time with a half done project and time ticking.
The only thing i'm wondering is with interest rates so low, are people biting the bullet on the higher priced lumber just to get locked in with a low rate. I hadnt' ran the numbers but id bet 1-1.5% across a 30yr mortgage adds up. The time has probably passed with catching both material and interest rates low at same time.
Travis, ya I'm just kinda watching from the sidelines right now. I would hate to be 1/3 of the way through building, the economy nosedives and I lose my job. But like you said, I wish there was a way to lock in this cheap cheap mortgage rates.

I bought materials for a fence yesterday. A treated 2x4x8 was $10 at Lowe’s.
It was 7.77 a couple days ago. That was web site price. But out of stock. In stock is pretty much $10. Just crazy.

Lumber isn’t the only problem everything has gone up building wise.
It’s responsible for about 95% of the price increase in building a house now vs 6mos ago.

I had heard lumber prices going up but wasn’t sure by how much. Out of curiosity, I went back and took a look at some lumber receipts from when we built in 2016. A 9 ft select 2x4 cost $3.22 each.

When i was at the pellet mill in Cantonement several years back doing an audit, maintenance manager told me the contracts they had for export pellets were insane. He also said said that they were multi year agreements.

seems I read there is a wood pellet plant being built at Port of Epes in Sumter county.
I know a guy that got outta chicken biz and went to the pellet biz several years ago and I thought he was crazy at the time cuz he was set big time financially but I reckon he saw it coming and wanted to add to his empire

The contract i signed in November I got $12 per ton for hardwood pulp. But keep in mind every tract is different. Some places are thick as hell and it’s hard for them to see what they’re getting.

I believe it’s all by design. The building hasn’t picked up any in a few years, been stable in my area. Heard claims the mills cut production because of virus, and expected down turn in demand. I don’t buy that for a second, as much as companies spend on market research they surely knew that people spending more time at home meant more home projects. They’ve had more than enough time to catch up their supply. Take a drive anywhere in the southeast and look at how much cutting is going on. Not hard to spot the shiny new green and yellow machines all over. Landowners’ getting bent over but plenty money being made elsewhere.
