You couldn't hunt 40's or any 40's or 80's parcels sticking out of larger tracts, and if there was an out parcel within your leased area you couldn't hunt around it either. On a square 160 acre tract you could hunt about 30 acres in the middle of it. It would be possible to have a 1,000 acre tract you couldn't hunt any of it.

We figure we have one shooting house on one greenfield that we will all have to hunt in if we hunt greenfields. We will have to add a veranda on so we can all sit on it. The other four greenfields will have to convert to bow hunting only. Ryano will have to stand on the top of the shooting house since he doesn't have a crossbow. If we add a couple of strategically placed "deer crossing" signs there's about a 200 yard stretch of road in the middle we can set on. slap

This is what my lease agreement says
No stands of any type (portable, free standing, climbing or permanent) will be permitted any closer
than 100 feet of the perimeter of the Land (ONLY APPLICABLE TO HUNTING);

This is poor management from good intentions. This company does not have anyone guiding them on real world decisions involving hunting clubs. Eventually they will learn...I think.

They have some some great guys that will be dealing with this corporate decision and I feel sorry for them!

If this is true for all molpus property, then in the club I was in last year, that cuts out 8 food plots that you wouldn't be able to hunt. Even if it was 100 feet, that still cuts out 2 and most of another, and one ladder stand we had on a road which is arguably the best stand location on that property.

It does not matter who you call until enough people drop leases and it hurts their revenue stream. Trust me wink

They aren't worried about a few (even a bunch) of phone calls, they are concerned with revenue.

Ill just let yall pay the fee then I will have more property to hunt on than yall. If you are 250 yards from the line Ill call the lease holders and let them know. If not we should never bump into each other. When I am a guest of yours Ill perch on the shooting house. No joke maybe they will get it straight. If not I guess I will think of it like speeding and seat belts, just put it under one of the laws I will break no matter what.

As a lessor myself, I would never put something like that in a lease. Somebody with no knowledge of the law came up with this dumb idea. They think it will absolve them of liability if something happens on the property line. They don't know that as a lessor, they have no liability without the language. I think adding the language actually makes things worse. First, you cannot enforce it. Second, by putting it in your leases, you are acknowledging that a hazard exists, yet you are doing nothing to enforce it. That makes it worse. Further, if it is a hazard on the property line, why isn't a hazard on the property? Shouldn't you prohibit people from hunting 250 yards from other people if it is dangerous to hunt within 250 yards? You see where I am going with this?

My leases are simple - you must comply with all of the laws of the State of Alabama (which by the way, includes not shooting anyone, anywhere), you cannot damage the property (that covers the roads, but only damage you cause), and you have to buy insurance and send me a copy of it, and I have to hear from your agent if it gets cancelled for any reason. It's really that simple. If I have a problem with someone tearing up the roads, here is a novel idea - talk to them about it.

Forgot to mention, I agree with this too.
