Has anyone received a new lease agreement that says you can't hunt within 250 yards of a property line?
Another item: Licensee shall have the responsibility for upkeep of all roads upon the Property and shall maintain said roads in a good usable condition.

This is from the new "property manager".

I think 50 yards might be a slightly reasonable request (not forced), but 250 yards is ridiculous....every one knows the big bucks are just across the line.

We haven't received any thing about those issues.....
That doesn't sound user friendly.... So if a logging crew comes in and screws the roads up and leaves em.... Y'all gotta fix em?

I'd drop the lease cause you know the neighbors will be on the line piss on that.

We figure with our layout of 670 acres we can hunt approximately 21% of the property with a gun.

Like I said drop it I've never heard of that bs and will not pay good money to hunt land I can't hunt. 50-75 yds I might be lenient but over that they could go flock their selves.

Ours says something like that. If I'm not mistaken its 150 though. It's there for the accidental shooting, so they don't get sued. They've seen some of our shooting houses that are closer and haven't spoken of it. The roads statement is there also. It's referring to not screwing up the roads with 4 wheel drives after a rain. We had a logging crew that just finished up and WE approved the roads. The water bars were to steep to get a truck over when they "finished" the first time, so they came back and dressed them up some.
I'm not telling you not to follow the 250 yard rule, but I would ask about it. A 250 yard perimeter around the whole place would be a lot of lost huntable property. I wouldn't pay for it if I couldn't hunt it.

Agree 100% here.... I would definitely talk with who I lease from about the lost property..... If you have 5 miles of property lines you are losing a ton of property your paying for that you can't hunt.....

TR It's a "good neighbor policy?" LOL. You are exactly right on the loss of property you can't hunt. Usually they say no permanent stands within a certain distance of the property line. That being said, you still have to pay for the whole property? The road deal is usually included in the lease agreement as well.

Safe to say they don't lease 40 acre tracts. If they do folks are ignoring that rule.

My thoughts were that I try to live up to doing what I agree to but I cant see paying for land I dont hunt. If I read it correctly it also states that you can be held responsible for the road conditions when the lease is up. Its not like we plan on tearing the roads up. It states something to the affect of roads dont need to be drove on in wet conditions. How many days in a Bama deer season are not wet conditions? Also states that if members are not on the approved list that is reported to authorities that they will be charged for tresspassing. It has an attached guest list but what if my brother that deer hunts 2 times a year wants to go on a spur of the moment hunt?

The list of members is for liability insurance. If a person gets injured that is not on the list they are not going to be held liable. That person will be considered a trespasser and can be charged. The 250 yard rule is ridiculous. My lease would be long gone if that happened. A good portion of it is a long narrow strip that I couldn't hunt at all.

Ours is 250. Call and get with Stewart Craig. He's an old Yankee, but does have sense. He's seen our whole place, and I've got a few stands that are under 250 yards from the line. None right on it, but closer than 250. It's a "if you shoot somebody there, it's on you" type of deal I believe. Not saying its right, but that's how I interpret it.
