I am wanting to buy about 20-40 acres in North Alabama in a specific area. I have been looking up the landowners by searching the tax maps of the counties. Has anyone ever had any luck by calling the landowners and asking if they would ever consider selling any of their land? I'm just not sure the best way to approach it. Any suggestions would be welcomed.

Yep do it all the time. Lot of folks I ask to lease land from ask if I want to buy

I wouldn't call any of them....I would go meet them face to face...easier to read their facial expressions and know where the conversation is heading.

And have a card with your info on it cause sometimes they think about it and call you back at a later time.

We got a letter from a real estate agent earlier this year. They were asking if we wanted to sale our property they had a client looking in our area. My wife tore the letter up if I had got my hands on it I would have called and if the money was right sold and bought a bigger tract.

Thanks for all the replies. I wanted to find some land near Bankhead NF because ever since college all my buddies and I do a backpacking trip in the Sipsey during New Years. They all drive up from Mobile/Pensacola and I would love to have a small place I could put a cabin on that borders the national forest. I emailed one land owner who was super nice but not ready to sell anything. I called another one who inherited the land and he lives out of state. He wasn't too happy that I offered him 1500/acre. I thought it was clear cut but in fact that was the land adjacent to his and owned by a timber company. His land was pasture and timber combinations.

You'll likely piss some more off with that offer.

I thought I was pretty close on the price, especially since I thought the land I was offering on was clear cut. What kind of prices are people asking?

I certainly would have no problem with someone calling me inquiring about my land. As the landowner, I can give some real specifics since I've spent so much time on the place. It's kinda like asking that pretty girl out. You got nothing to lose by asking. Just be reasonable if you make an offer. My land has been shown a couple of times over the last 2 weeks and one offer came in. It was so ridiculous that I didn't even counter.

My land is 100 acres in Lowndes county. I'm asking $1795/acre which is a very fair price for the type of land (mixed timber and replanted pines 3 years old) 2 creeks, great road system, and awesome hunting. Also a place for a little cabin or trailer.

I'd be shocked if you find anything for less than $3000-$3500 and that would be for rough land that was already raped and pillaged. It also seems that the farther north the more it'll cost due to the better economy around Huntsville

$2000-3500 is pretty close to normal prices for smaller tracts. The bigger the tract the less per acre you can expect.

Try quoting a lump sum price rather than a per acre price when making an offer. It sounds a lot more appealing to the owner.

That is a little over priced to me but tracts under say 25 acres you can expect a higher price per acre. Usually around $4000-5500 an acre it's crazy how the price fluctuates per a certain amount of acres.

Most landowners are okay with calls from potential buyers. They will also often provide you with info on neighbors who are willing to sell. Also, there are a lot of good tracts listed with reputable land agents that may fit your needs. My nearest listings are in North Walker County and East Marion County, but am happy to dig around Winston County if you need me to. PM me if I can help. At least I can steer you to the better agents in the neighborhood.

my advice take a road trip. most people that live around the forest don't list their property with any one. ive seen a few for sale by owner. at least small amounts. most of the time that's where you get your best deals. and in this area you can get a lot farther with people face to face.
