Saw this on the AFOA page - 6/08/2026 Alabama Russell 57 $5,700 for deer season Deer hunting lease only. Food plots, live creek, thick cover, gated access, limited to 2 hunters, Land shown by appointment only.

57 acres for $5,700.00 ---- $100.00 per acre!

Ive leased 300 acre parcels before and only about 15 acres of it was worth shit so it goes both ways.

This. I don’t know anything about the posting but I’ve seen property that has went for 60-80/acre that would blow a majority of leases out the water as far as quality hunting is concerned. And those were all less than 200 acre tracts with most being under 100.

The “right” 40 can be golden. Know someone who has the first high ground adjacent to a large river bottom. On the riding river they see a lot of deer. You find that travel corridor on that high ground and it’s on.

Try to look at it from both perspectives. I’ve only got 40 acres, but it would take a heck of a lot more than 100 per acre for me to even consider giving up hunting rights on it for a year.

I know now how the guys in the 90’s felt when I first started hearing hunting was becoming a rich man’s game. At a certain age you can get out moneyed in a hurry. I’m 46 and I don’t think I would ever pay 100$ an acre for lease land. Someone in their 20’s or 30’s may be ok with it. No telling what people will be paying in 20 years.

That guy runs an ad on AFOA for that place every year and every year the price is more ridiculous. I believe he runs one on there in the spring for leasing fishing rights to a pond.

Is it Michael Dudley? I haven't looked at AFOA in a few years but back a year or two before he started posting land at $20.00 per acre, we were leasing some really good land in Russell Co. from John Dudley (actually through his agent, not directly from him) for about $8.00 per acre.
