Looks like a good spot. Was clear cut. Road frontage. Powerline, but high bank on road makes it hard to look down powerline from road.

Neg = neighbor to your east may have to cross your land to get to their land. Won't be any timber value on the property for a long time.

That is all from just looking at sat map. I don't know ANYTHING about the property. Just not a horrible price for a small property.

Zooming in and looking at all the tracks, it looks like the neighbor to the east, that appears to have to cross it to access his, has been running a dirt operation in there fairly recently. Buyer beware.

had friend looking at buying that tract , he has backed away after closer looking at it...dont want to have people driving tru to access other tracts.

If it is a mine, you may be able to pick up the remainder of that tract pretty cheap once they are done and have some nice fishing ponds.

May be able to use that to drive the $ down on the 40 acres too.

The only properties I have seen in the last year or two that were somewhat reasonably priced had the same issue, neighbors driving through the center of your place to access their land. It's hard for me to imagine being happy with a situation like that.

Looks pretty rough for almost $4k/acre. You can buy good looking land for that price all day.

Wish I could find some of that 2500.00 land in my community. A 45 acre tract of flood plain land just sold for over 8000/acre.

Home is about 300 yards away. Work about a mile away. Hunted a tract on Abbie Creek for a couple of years (not now) that is about 6 miles west of river (but east of 431).

Also know people that hunt near this tract. I think there are quality deer in the area, but not the quantity found north and west of Eufaula. As typical of anywhere, there are good pockets.

Land must be a lot cheaper around where most of you guys are. You can’t find land that’s worth a crap within an hour of me for less than $6k/acre.

Gotcha……I’m gonna help the real estate guy out here and just throw something out there as a potential possibility to think about for this particular property that might have your reconsider the value if hunting is why you want it……Now I have no idea if this is occurring but it has the potential to be

I can see how that area could have filled in with a different doe lineage compared to what you see north of town and across the river in GA……however, I bet there are still some stray Nov does in that area where this land is located…….They’re for sure just across the river from that property and on both sides of the river north of town and all down into the refuge…….The town of Eufaula and the river is helping to create a barrier to those does expanding any to the south but there’s still gonna be some does from time to time that swim the river…….AND…..AND……here’s the more important part I’m getting around to……..there may even be a small percentage of the doe population in that pocket south of town that’s from those Nov lines that have swam the river in the past………If there were gonna be any of that going on….……right there where that property is located is where it would be most likely to happen

Now, if that were to be happening and if you do have some of the last few groups of Nov does on the far southern and western edge of their range……where are a bunch of the bucks south and west of you gonna be come Nov when those few go hot??......Do you think there would be any fighting over them??? At the very least I would have to think with hot does that close to you just on the other side of the river that you would almost have to have some bucks cruising through that property in November looking ……There’s the potential for that to be a hot spot……emphasis on potential…..It may not be worth a crap and the neighbors may have it all boogered up……I’m just throwing out there the potential of what might be

I’d also point out that you have a lot of ag on every side of you that you’re right in the middle of……I think I’d go talk to the folks farming them fields around it and see what they say about things if I was someone serious about buying it smile
