You can’t rely on those overlays. They can be BAD off. You’ll have to go by the deed description. No way to price a survey except asking one who does it. They can vary on pricing a good bit so throwing out a going rate may not be any use.

This definitely get a survey. Me and my family are battling the neighbors next to my grandaddys land right now because they bought the property without having a survey done. When my grandaddy died we had a survey done because nobody really knew for sure where the lines were. Turns out about a third of their yard and their driveway is on our property and they are not happy and disputing the survey we had done. The property lines shown on the property appraisers map do not match perfectly what the actual survey is so sometimes they're pretty accurate and other times they are not.
