I think the whole development of new home construction needs to stop. There is a group that bought some acreage off Westervelt, and they are selling 20 acre mini farms. Lot price is $349K. All they did was cut in dirt roads, survey, and get water and power. The foresterr I met out at my lease the other day says they won't sell their acreage for less than $6K an acre.

It's insane. Of course there are 2 80 acre mini farms for sale on the way out there too. Both developed by Highpoint, they wanted $800K.

That is the big concern. Its 40 for the average first time home buyer.

Taking that fact and adding a potential 50 year mortgage dang sure doesn't make any sense to me at all. How many folks live to 90 yoa much less want to still be paying a mortgage then?

Personally, if you don't buy a first home until 40, then that mortgage shouldn't be longer than 15 years. Sure you may end up with less of a house than you would like, but kids can double up in bedrooms and they, in theory, shouldn't be living at home forever, so a smaller home by the time it is paid off and almost empty nesters shouldn't be such a bad idea.

Currently the idea of home ownership seems like an unlikely prospect for most of this younger generation. Unless they can live at home and have minimal bills and save most of their money for a down payment, I don't know how they can do it with the average cost of rent anywhere that most would find acceptable for their kids to live.

Im seeing more and more multi generational homes being built and sold.
I guess that way you have several incomes paying in plus as parents age their care is already in place.

Not sure how we got here but any corporations that engage in these practices that make taxpayers lives more difficult than needed should be identified
Congress isn't going to lift a finger to stop it. We could send a polite email asking them to stop or we could show up at corporate headquarters with flamethrowers and rifles.

I have a friend who is in the homebuilding industry. Their largest market right now is huge corporations paying them to build 200+ home subdivisions to be rentals only. No houses to be sold.

I was thinking more about the money men in the operations. I reckon some individuals flip houses but i would think the majority of it is being done as a business, by wealthy people, who hire others to do the work. I have several customers who are the guys who do the work. They all have money men or inverstors, whatever ypu want to say. Reckon itll shut that down?

It might on the scale that has been being done, but I am sure there will a lot of road blocks in getting that whole deal changed.

I do agree that these corporations should not be buying single family residences. However, this ban will do nothing to reduce current home prices. They are not going to force them to sell their current properties, just ban them from future purchases.

The housing crisis is a direct result of our government, including Trump, handing out trillions of dollars during the pandemic. The final death nail was Biden adding an extra couple trillion to what Trump had already done. These actions inflated all asset prices and the resulting inflation caused interest rates to rise.

I wouldn’t never buy black stone . Mostly for wealthy an Endowments. Too much risk for me .
