There is a large pool of people that have a lot of money and are seeing the value of having some land for recreational purposes. Will go nowhere but up.

All the property on the connector roads to Florida is going up fast, for obvious reasons. The HWY 84 corridor from Andalusia to Dothan is rapidly growing and all of that property has gone way up fast. Dothan has all the services of any other descent size city. Despite the traffic on Ross Clark circle, its pretty easy to get around.

South Florida people cashing out and moving to Southeast Alabama are driving land prices. Barbour county is full of them.

Deals are out there, but most are off market acquisitions and in that $1-2K range mentioned.

It’s not just the lease prices. It’s availability of leases/clubs in many areas. There are far more “low member, low pressure” clubs than there used to be it seems. A handful of guys with deeper pockets can lock up land in such a lease that used to provide membership opportunities to more folks. In the 30 years that I’ve been hunting and paying for my own club memberships/leases, I’ve spent a little over $50K. Many areas, at a given time, the going rate for that land was $750-1200/ac. I could have bought my own 40-50ac parcel with what I’ve spent to be on other people’s land.

The problem with 40-50 acres is that is unless it’s perfectly located, ie sucking off a large landowner like a tapeworm, hunting is likely to suck. And if most surrounding properties are that size it’s really gonna suck.

I understand what you’re saying, but isn’t 300 acres useless in the same scenario.? In that same vein, that would also mean that 20 acres in the correct spot is better than most clubs?

If the large landowner wanted it he should of bought it.

As an owner of a 20ac tract in the middle of a large landowner, I am very happy with my purchase and it's better than most hunting clubs.

I will say i hunt it responsibly - i don't over hunt it or shoot very much ...so at least the large landowner has got me as a neighbor and not a mass murder.

But see I understand the dynamic and why the hunting is good and I don't want to ruin that. I have other places to hunt.

And no, I don't lease land anymore. I'd rather save to buy another small tract somewhere. And of course Im going to be looking at location, access, neighbors, etc before pulling the trigger.

For sure a properly located small tract could be absolute dynamite. 300 acres , which is what I have, is better than 40-50 acres but still very dependent on neighbors. At least with 300 acres I can, and have, set up bedding and food areas to keep them on me as much as possible.

We only have 34 acres but it’s well placed. Could have bought more raw land for the same price but this came with a few camphouses and other nice facilities, well, power. Landowner behind and to the side of me has 2600 acres that they treat as a family hunting preserve but there’s rarely anyone there. But I believe the point tracks IF you can find the right place and afford it.

Now that the ink is dry, $1200/acre for 25 acres. Nice stand of mixed pine/hardwood timber with a decent amount of saw timber. Had power to a trailer at one time.
