I bought hunting land in Southern TN in the early 80’s for 200.00 an acre. I even haggled at the price before buying it. The cheapest land I ever purchased in AL was a thousand an acre. I have a place for sale now that is 3,000 per foot! Land prices are all over the board now and not many bargains out there.

I have properties in TN and get at least 2 letters and one phone call a week from out of towners making offers on it. Most of the lowball offers are around 4,000 per acre. Seems folks from Nashville want a rural escape for the weekends and are willing to pay for it. When ever we sell land we have to buy back in order to cut some of the gains taxes out.

Better not price it or it will sell!
