Not south bama but Cleburne county. I’m literally 2 miles away from the state line and the price is all over the place around here but it’s elevated north of 4k an acre depending on what it is and how bad someone wants it. There was a 5acre parcel with nothing on it that was stripped back in 2014 with nothing on it but regen pines that are 2” around and 20’ tall that sold for 81k at the end of 2023. Literally was nothing on it, no water, no open land, etc. GA buyers bought it. I’ve seen a lot of sales around here that were purchased for big money from persons that work in GA but started building or use the property for retirement or weekend getaway as it’s local to ATL or Bham. I'm currently developing a tract of land on the parkway in Huntsville that was bought by Atlanta investors. Ain't no telling how much they paid for it. Gonna be a shopping mall. Man I remember 20yrs ago most of the land in southern Tennessee was $600 an acre. All that land around the north end of Winchester Rd was $600.
