I wonder if that sumbitch that leased the 80ac in Shelby Co for $130/AC needs any friends because somebody CLEARLY got more money than sense and I’ll be glad to help him spend it.  Hell, I figured that was you.

Things are just going to get worse talked to several guys that had people offer double the money on land they had leased for years. I am talking about private land Owning your own place is going to become important to the middle class if they want to continue to hunt, or hunt public land. Leasing is quickly becoming unattainable.

This.... I was fortunate to acquire my own hunting club that I pay a small lease fee on each year (county taxes). Pre-covid money.... which helped alot. As more and more folks get priced out of hunting leases, do you think there will be a jump in poaching problems across the state?

We’re gonna have to go through a phase of every club ramping up member numbers until the hunting quality decreases to the point they don’t want to mess with it anymore……Folks with clubs they’ve had for years wont just give it up at first……they’ll add members

Owning land is becoming out of reach for the middle class too. Around me a 40 acre tract is easily 4x more than it was 10 years ago. I don’t know how people can afford it?
And having a couple hundred acres means spending a million or more, on something that might produce a small fraction of that amount in timber. The only way you could get even is if you sell it.

I assume the crazy per acre prices are not bid and paid by “normal” wage earning hunters, but perhaps by adjacent/nearby land owners who own successful businesses and somehow run the payment through the business (bring ‘clients’ to hunt once or twice; write it off as a business expense). I assume it’s people paying more to block others from using the property/killing deer and turkeys than wanting it as their primary hunting property. I don’t see any other way a normal person with a job makes sense out of paying that. I could see a very successful person who has and continually make gobs of money just paying whatever he thought it took though if it’s something he’s emotionally invested in. There are such people who that type money doesn’t even matter to them.
Anyone actually know of someone paying $40-$130 per acre and can comment on the situation that allowed for that transaction?

The landlocked tract that adjoins my in laws in Morgan County went for $30 per acre. There are few deer in the area and there are zero turkeys. All three tracts within a mile of us went for crazy money. It was either a defensive lease by adjoining landowners or someone will lease it and due to huge lease fee, bring in more hunters to split the cost which will further reduce the deer population.

I decided to let our Marengo county high fence lease go after selling the business and now living in TN. No telling what it will lease for.

Whoever leased the 200 in Randolph County gonna be mighty disappointed. It used to be part of our club, but we turned it loose when someone bought the 40 acres and house in the middle of it. We quit seeing deer on it when that happened. I can still manage to call a turkey off of it onto us every now and then!

In 99.9% of situations it's still way cheaper to lease than make a land payment. Depending on what you want, it may be a better decision to buy than lease, but it's not going to be cheaper.
