I built a crawl space style barn house. 1000 sqft shop and 1800 sqft 3/2 house. Me and two amigos, few buddies a few weekends. Took us 5 months, worked 5 days a week on it. $183,000 for all of it. Shop around, look at small town building supplies places as well.

Good thread. I’m really needing some guidance also. I sold a house in 2022 and moved my family & equity into farm and single wide. I’m now 3 years in and questioning if we can ever afford to build. Nothing over the top custom, just basic home. I’m gonna be borrowing so gonna have builder handle subs. I love my farm and trailer life isn’t so bad. We just need a bigger home for family of 4 and bring MIL out to live in trailer. Everyone’s situation is different. I can probably hold her off another year😆

Wire in a generator plug, wire in a car charging station. Run the wire not necessary put in the generator or charger. It will be cheaper/easier to add wire while the walls and panel are open. Utility sink added to the laundry room. Add a water spigot close by the driveway. 4 plug receptacles on a wall or 2 in the bed rooms always need to plug in more than 2 things. 4 plug receptacles on possible tv walls in the great room area and alway above a fire place. TV’s and boxes that are needed need plugs. Have a walk-in door to the garage from the outside. Standard doors to bathrooms spec plans have a 24 inch door. Plugs under the eves of the house corners on a switch the wife will want Christmas lights. Wire for flood lights. A few things I have seen people have added to plans.
Yes every little thing adds $$$$$ but it sure is nice.
I know none of us have a need for the charging station, it will be needed by someone in that house.

When I used to be in windows and doors, we had a builder charge just a flat rate for how big the house was. This price for under 2k ft, this much for 2-3k ft etc.
he always had a line of houses going. He was cheap too. Well. What I thought was cheap. 10k for cheapest run.
But he didn’t tie his money more anything like that. You literally paid his subs he lined up and made sure it was built right. Always going back and forth to all the houses.
Nothing ventured, nothing gained.
My phone screen does not always work right, usually a lot of misspelled words....

I am looking at building a home in the near future. This will be my first build so it will all be a new process. I know costs are significantly higher than a few years ago but am in a position where this will be my best option going forward. I am wanting a rough estimate as to what my cost for complete build will be from those with experience. Note I am located in Baldwin County.
2000 sq foot living
Farmhouse style preferably but this is debatable
3 bed/2 bath
Walk in closets
Walk in pantry
Decent sized front porch for sitting
Big enough back porch to fit a few grills, tv, patio furniture
2 car carport with storage area for lawn equipment, tools, etc
Will need septic tank
Will need driveway install approximately 200 yards preferably crushed asphalt
For the home builders and those with experience shoot me an estimate as to what yall think I am looking at paying?
Also what is the average cost per sq foot these days? where are you located? Stapleton, AL
