I'm searching for an architect to draw house plans. I had a plan picked out from one of the common online sites, but can't get the plans changed to suit our needs. I have the floor plan and the exterior picked, just need them combined. Thanks

An architect will cost you two arms and a leg.

Find a residential home designer.

Thanks. However, I've tried searching for a 'residential home designer', the search results always show 'architects'. I'm not really finding anyone that can do what I need.

How severe are the changes? What does you builder need? A draftsman or mechanical engineer could probably do it depending on what your contractor, bank, or zoning commision require especially if you don’t need them stamped.

We used a lady in mobile al for remodel. Came in and looked at what we had. Then went home and three weeks later had stamped plans.
If you want me to see if she works via email I will.

Nothing ventured, nothing gained.

Carolina Millworks, here in Covington County, does it in house. You could call them and see if they’ll work with you via email.

The changes aren't too bad, and we're somewhat flexible on the floor plan. The only website where we've found a style we like wouldn't make any changes.
Unfortunately, I'm in a county where they would need to be stamped.

That would be great, thank you.

If you got a set of CAD plans, find a draftsman to make the changes you want. Those plans will automatically adjust roof lines and will adjust walls ect. Any changes you make will impact something else and CAD plans fix this all the way to the plumbing, electric, foundation, ect. We’re in this boat.

Ask around at the lumber stores and the home builders if they know someone that can draw your plans.

Like 2dogs said, a true lumber store ( not lowes or Marvin’s ..) Will probable be able to help you. I just took an online floor plan and made some copies and got with the framer I wanted to use and we marked all the changes with a red pencil and told him to make it work.
