I've been on 5 new construction inspections in the last 10 days or so. I've not heard one hammer yet.

In October, it was like walking through an anthill that had been kicked. Now, silence. Nothing happening.

I have seen a few crews. One appeared to be framers moving lumber up scaffolding. They also loaded a trailer with used lumber. One white. One hispanic.

The one was concrete contractor. White driver, two white laborers. Two possible hispanics.

The other was a skid steer with three laborers. I couldn't tell much, but at least one was hispanic.

I'm hearing no music, no air nailers, no talking. No activity. It's incredible.

Gonna be a rough ride for builders in the next few years. Gonna be interesting to see what happens. They're paying interest on the construction loans. That can bankrupt them quickly.

It will also be interesting to see what it does to housing prices. Will there be a bunch of empty rentals that go on the market, etc..?

What's the solution? I feel like Trump needs to get on the ball for legal immigration at the same time he's deporting. Get that streamlined. They gotta be vetted, work visa with a limit, pay taxes on legit ssn. That's the key. They pay taxes just like we do.

Estimates are that roughly 43M able bodied, working age Americans are not currently in the labor force and receive some form of government assistance. 43,000,000. Should be able to replace the illegal immigrant labor pool with folks that have decided not to work and turn an expense item (government funded assistance) into an income item (taxes) on the government income statement. Anyway you slice it, labor costs in the construction industry are going up which means project costs for the end buyer are going up.

You really want those folks framing houses? Mexicans are bad enough. Asking 40year old in his underwear in moms basement to frame a house? Seriously? I agree with the sentiment, but there is a learning curve with skilled labor.

Maybe cleaning crews, ditch digging. But skilled labor that segment of freeloaders cannot fill that gap, not for any amount of money.

I've inspected new construction in Helena, Alabaster, Hoover and Vestavia in the last 10 days. Those neighborhoods are silent. What areas are you guys seeing crews in? It may be a builder thing. Builders not wanting to get pinged by the feds.

other builders may not be worried about it.

I started doing small construction jobs last summer and stayed covered up with work. Keep going up on price too and it doesnt matter. Sounds like job security for me

The house builds/additions I'm watching in Mtn. Brook still looking like anthills that have been kicked. Nothing but elbows and hip pockets. Those contractors may be paying for legal labor, though.


Used to be a lifeguard, until that blue kid got me fired.

New houses are slowing down slightly along the coast but it has nothing to do with the work force. Mostly to do with the economy.

I'm not complaining at all. Just an observation. I never begrudge anyone making what they can. The problem I see is the lack of a useful skilled labor workforce of American citizens. I don't think they exist in the numbers needed to be productive.

I know a number of American contractors who can't find apprentices to work when the illegals were doing the brunt of the work. It's gonna be interesting to watch.

They can figure it out with LEGAL migrant labor like tons of other businesses. That illegal part just seems to be a sticking point for a lot of Americans.
