I said when i say 19° the other day in fairhope that i bet it was a plumbing mess down there. Can onlyimagine the in ground sprinklers that froze n busted.

We inspected 12 houses last week. 9 had some kind of plumbing issues related to freezing.
Character is not developed in moments of temptation and trial. That is when it is intended to be used.

All of my plumbing except 2 BR Sinks and the toilets are in exterior walls after they turn up out of the pad. Knock on wood, in the 20 yeas I've lived here, I have never had a problem with pipes freezing

Don't think that's the plumbers problem Nope. However, if it got cold enough inside to freeze and bust that tank and that's all the damage , he got off light. Check the throat , above where it sits on the on the wax seal . I always heard they'd freeze and bust down inside there too.

Here one that will frost your ass. The house in Madison is on the market. Water has been off for 2 months. Only bill I have is electricity. Have not lived there since July. I keep the heat set at 65. First 3 months we are gone the bill was around $100. November bill was $253. Shat. Real estate lady was showing the house in December and asked why is it 90 degrees in this house. Double shat. Granted these are brand new hvac units installed in April of last year. The downstairs thermostat freaked and jumped to emergency heat for a month. December bill. $1027. I’m beyond pissed. Granted this is all under warranty. Hsv utilities told me sorry. Do I have any recourse with the company that installed all the new hvac units?

So the downstairs unit wasn't sufficient to keep maintain the heat at 65 without the emergency heat kicking on or is the thermostat to that unit just bad? I would think in either case that if they are still under warranty that whoever installed them should fix the issue (repair or replace if defective). Even if the installer is not the ultimate responsible party, they would be who I would contact to initiate any warranty repair or replacement since they will know their source for the units.

Put a heater in that bathroom Looks like a hunting camp bathroom. If you aren't running heat , you should use the RV antifreeze in the tank , bowl and down all the P traps. I can drain my supply line just outside the cabin at the lowest point .

I would take it to small claims court if they didn't pay some of it, tell them that's why you paid thousands in labor to do a half days work. That's why they charge so much right?

There has been a crap ton of new renters in old houses everywhere. Renters dont know about the pipe you can only hear just that way like a multi-year resident. I bet areas of Montgomery are going to be a damn mess.

If the house was lived in or checked on regular then the problem would have been found sooner. I would hire someone to come check the house couple times a week, would probably be cheaper in the long run.

The shower that was supposed to be off popped cost me $38.23 for two valves two sharkbites and a cutter. Not a plumber but I installed the valves sharkbites and cut them off before the water reached the leak area. No it ain't pretty but I got the water stopped and looked funny doing it.
