I would be looking to get 3 quotes and then compare.
Never had a property logged but when there’s a bunch of money at stake 3 quotes works well

leake. pine beetles are moving bad in this area. on a good note he said I have no pine pulp wood, people around here getting $2 on ton for pulp.

I’m not trying to antagonistic but most likely if you have pine saw timber, you’ve got some pine pulpwood out there (even if it just top wood). My guess they just don’t want to mess with it. As others have mentioned, best to get more than one bid.

Loggers have to move loads to make money. They are paid by the ton and by the mile. They make money regardless of what the timber owner makes. In other words, a good logger can make you or break you depending on how they merchandise the timber on the loading deck.
Get a lump-sum price, then the buyer has their own money tied up in the various products and grades of logs. That will help insure that you don’t have more valuable products being hauled as lesser products.

I'm curious as to what he's considering Grade PST. In my area what I'd call Grade PST is much more valuable than that. Very possible he should break Hardwood Sawtimber into more than one category (Ties, Grade WO, Poplar, etc.), but you may also not have enough hardwood logs to have much of a separation.

Thanks for all you guys replies, SEW I wasn't goin to let them cut any of the hardwoods and guy said pulp was so cheap that they would not fool with the pulp tops! guy said every load would be marked and logged and I could pull the marked loads at any time. Also said if I was unhappy at any time I could stop the logging.

There’s nowhere near enough information given for me to give any sound advice.
However, I wouldn’t sell my timber for those prices unless I just absolutely had to.

If it’s a clear cut, I wouldn’t want anything but a lump sum price. I bet trucks and tons have a magical way of getting miscounted.

There's probably not much high grade hardwood down in lower MS. Regardless, for lower grade, those prices for hardwood logs and pulp are give-it-away prices. You have to play their game on hardwood down South. They buy it by the ton , dirt cheap and pick out the good logs and send them North and make good $. Up in Hardwood country , where there is high grade hardwood, saw logs are sold by grade and scale , not lumped together by the ton. Different species have different grades and different pricing and some of it runs into REAL $.

Those are all on the low side of what we’ve gotten in the past. Then again, if you’re afraid beetles are gonna wipe your pine out or if you need the money, I understand accepting it.
People cut timber for multiple reasons. We like to sell when prices are acceptable (wet weather prices) or above average.
Just 3-4 years ago HPW was through the roof and I made a sale I never thought I would. You can literally make 4-5 times your money on pulpwood on a wet year.
People think pulpwood and think small $, I made more on HPW than I have on CNS pine in a long time.
To know what I would do, I need to know how much of each product you have and are you on a dry weather or wet weather logging site?
I’ve NEVER heard anyone say “there’s no pine pulpwood”.
He probably means there’s so little that it won’t matter anyway, especially with PPW prices right now.
If you have majority hardwood I’d wait, if you have majority pine and it’s all dying, I MIGHT.
I’m just a landowner who has made several sales and learned the hard way. 😂

About 5% is what you are going to make on your little Pine Tree Investment. If you are good at it realistically you can do around 7%. 10% at this point is just some BS talking like 20 years ago I got ________. NOT HAPPENING. Pray Dollar General comes past and wants to put up a store. You're screwed.

Small land owners I know are not replanting in pines. Some are just letting it grow natually, they see not return on 100-200ac of pines they don't plan to set on until you have lumber or poles. Might as well plant blueberry bushes. You probably make more money with anything but pines.
