Lockjaw, not saying I want exclusive rights or lock anyone out or pay less, over the last 30 years I have been in 5 clubs and paid full price and just turkey hunted them! All I was saying it would be nice to have a place like that! Sounds good to me! There are several. places that I can turkey hunt because the owners only hunt deer. Problem is that if a person starts killing several off a place the grandsons, cousins, or some best friends start coming out of the woodwork. Then might as well go hunt public with all the pressure that happens. My guess is that a lease would be the same. If word gets out that "the turkey hunter" is successful everyone else will want rights the next year.
