That’s also true. They’re moving to Idaho, Arizona, Nevada and Montana And my sister just sold her house in AZ and moved to TN because she wanted to raise her son in the South. My brother just sold his house in NV and bought a house on Perdidio Bay because he and his wife wanted to live on the water somewhere not being overrun, and soon to be taken over by left thinking people. Both were able to make nice profits on their sales due to folks fleeing Cali. Also, the people next door to me in my new house in TN are Cali refugees. They seem like nice people. Figure out how they vote before you get too close with them. I don’t disagree, but based on those I have talked with they are moving here with very conservative values.

I work with some people from Illinoins and they are all planning to retire and move south. But non are looking at Alabama. Most are looking at Tennesse or West North Carolina.

2 houses I’ve been out bid on. First one went for $30,000 over asking but it was a very desirable home with some unique features. This last one I bid 15,000 over asking and still got outbid. The realtors blame the school system. I’m simply trying to stay in the kids school district but it’s a fight between what’s big enough, what’s available, and what I can afford. On the verge of pulling my damn hair out. What district, if you don't mind me asking? I'm an inspector and starting in February we got incredibly busy again. After an 8 month slow down, we are turning away 10-12 jobs a week or more. This market is just like the market in 20-21. Bidding wars and over asking, even for garbage.
Character is not developed in moments of temptation and trial. That is when it is intended to be used.

Housing market in Tuscaloosa is pretty bad
There are close to 900 realtors her and maybe 400-450 houses that are well overpriced (obviously) I've been doing a lot more work in that area lately. That market is a lot nicer than I expected.

Something’s gotta give eventually. I refuse to get into a bidding war. Just not going to do it. If that means we stay cramped in a 1300sf garden home, so be it. I had a patient today who does mortgages. Says things are slowing down. Still says prices are still high and interest rates are high which’s will be a problem at some point. She said sellers are still in a “sellers snob” mode and are asking astronomical prices….and getting them sometimes but not like a year ago. Banks and appraisers are quietly getting nervous. Of course, this was just one person’s take but she’s been in the business a good while so I hope she’s right and this market will straighten out.

Would be sellers feel that because of the economy and interest rates it’s not a good time to be listing, but there is always going to be some kind of demand for housing.

Who is biding that high over listing with the interest rate as high as it is? That makes no sense. Hedge funds and rental companies.

We are putting our house in Trussville on the market soon. It's a 3 bedroom 2 bath with 2 bonus rooms and a 2 car garage in the downstairs. The house two doors down just sold in 20 days for over the asking price of $320. So it will be interesting to see how ours does.
Ours is nice with recent solid bamboo flooring in it. The kitchen and baths haven't been updated in years and the bedrooms need new carpet, but it does have a fairly new roof, chimney chase, paint, and a brand new HVAC so those are all good things. Plus it's in Trussville, and in a quiet neighborhood on a dead end street with a nice private lot. So fingers crossed...
