What would a membership in this lease be worth? 350 total acres, 200 hardwood, 35 acres 14 yo pines, 35 acres 8 yo pines and 80 acres of 3 yo shortleaf pines. 10 food plots totaling 9+ acres. All plots have elevated shooting houses. There are about 20 ladder stands snd tripods scattered about. Lease has a good road system, covered skinning rack, pole barn for Atv storage, and a nice cabin to stay in. Owner has a tractor and all equipment to maintain roads and plots. Not covered up with deer but good population. Biggest deer killed on it about 125, but beginning to get pics of 150ish deer. Limited to 3-4 members. What would a membership be worth?

Northwest AL. Turkey probably not included. Population is not good right now and 350 acres gets crowded really quick. Right now it’s just me and a couple of friends who have been getting the family deal to help with upkeep. Lots of maintenance on a property like this. Just trying to determine the value.

$1500/each depending on lease cost per acre would be about right.

We have 3 guys on 500 acres and we are at probably $6-7k per year total. That’s planting, feed, etc.

$1500 each (3 members)for just the lease would be about right at $8-10/acre but year round use of the nice camphouse, pole barn, stands, tractor and equipment, would add at least another $1000 to that total. I'd think somewhere in the $2400-$2700 range. $1500 would be a steal for that situation.

Same situation in the blackbelt/central AL would be well over $3000 per member.

I agree with abolt, you are getting the playground and all the amenities. $2500 is a fair price, $3000 is what you should pay later if things are working out good.

I concur....sounds like a jam up place to me, especially if it is reasonably close to you...02

I agree. Man said 3-4 members in his OP. I chose the lowest membership he offered. LOL. My personal preference is always one member per 350-400 acres but an absolute minimum of 200 acres per member.

$12-14.00 an acre is how you do this IMO. Market rate is what it is. I don't know what leases go for in that area.

3 on 350 is a lot of hunters IMO as well but maybe that's if you all have a lot of time on your hands and hunt a good bit.
