Even with today’s costs, 110-115/ft isn’t out of the realm of possibility, if you do your homework, shop around, and are willing to sweat and sacrifice some long days and nights.

We started a build in February 2020, finished in March 2021.

3300 sq ft heated, 4400 under roof. 9’ ceilings, custom cabinets, wood floors, granite, tile in bathrooms, laundry and walk-in tile shower in master, covered sreened porch, 8x10 interior safe room, 400A service and natural gas Generac back up.

We owned the land.

I subbed out the framing, roofing, block/brick work, concrete, HVAC, Sheetrock, laying of floors (bought raw wood and finished myself), tile work, cabinets, and exterior painting.

I did site prep and dug and poured the footer myself. Did all electrical, plumbing, interior doors, all interior trim, crown molding, finished wood floors, and did all of the interior painting.

We closed at $80/ft.



The cost for an electric sub alone would add $20/SF.

Are you calculating your cost per SF on the heated SF or SF under roof?

Costs for other trades like HVAC, plumbing and others have risen at least 30% since you finished your home.

Any home builders I know are selling homes at $200+/SF. If you think you can build a home for 50% less than a professional, keep dreaming.


Cost is figured on heated sf.

Adding 40% to the cost of my build would have still put me at a around $110/ft.

I don’t have to think, or dream, anything. I built it, and know the exact numbers that went into it.
