And $225/ft does not include a lot or site prep, hooking up utilities, or driveway, etc. This. We bought a lot directly with a water view and no obstructions in a “high end” neighborhood a few months ago. The floor plans we have considered building a 2,400 sf home is at 225 to 245 and we own the lot. These same floor plans were a 100k less just seven months ago. That’s a 25% increase. These are cottage style houses on piling’s with board and batten exterior walls. Yet you can buy a house from a realtor turn key in this neighborhood cheaper than building your dream home on the lot you love. When I built houses twenty years ago, my cost depending on the house but we’re brick and slab on grade ranged from 70 to 120 a square foot. It’s crazy right now.

Not sure but I was happy when I saw my insurance statement if coverage last week… it was lot more than before… I’d think I can get into a decent one for less than $100 if frugal and contract it out Keep dreaming...

Not sure but I was happy when I saw my insurance statement if coverage last week… it was lot more than before… I’d think I can get into a decent one for less than $100 if frugal and contract it out Keep dreaming... Even with today’s costs, 110-115/ft isn’t out of the realm of possibility, if you do your homework, shop around, and are willing to sweat and sacrifice some long days and nights. We started a build in February 2020, finished in March 2021. 3300 sq ft heated, 4400 under roof. 9’ ceilings, custom cabinets, wood floors, granite, tile in bathrooms, laundry and walk-in tile shower in master, covered sreened porch, 8x10 interior safe room, spray foam insulation, 400A service and natural gas Generac back up. We owned the land. I subbed out the framing, roofing, block/brick work, concrete, HVAC, spray foam, Sheetrock, laying of floors (bought raw wood and finished myself), tile work, cabinets, and exterior painting. I did site prep and dug and poured the footer myself. Did all electrical, plumbing, interior doors, all interior trim, crown molding, finished wood floors, and did all of the interior painting. We closed at $80/ft.

In 2000 we had plans drawn up to build our dream home, and contractor bid. It was 65.00 a foot lock and key job, just shy of 3000’ for around 190,00. Wish 1000 times we Would have gone ahead and done it. Instead we bought a nice house across from my parents. Which has had its perks too. 200.00 a foot seems unattainable to me.

You notice everyone who is able to do it sub 150/ft is doing A LOT of work themselves. The other 95% of us are screwed. Happy for y’all tho!!

I can tell you a certain 2375 sq ft house was selling for 340k here in early 2020. That same floorplan in the same subdivision is now selling for 500k

Last quote I got in 2021 was $211 sq. ft.( I already own lot and was paying for house pad separately). Ended up deciding on new construction for the same price I budgeted for build. Good area/ good schools so maybe will get some appreciation over the next two three years before we look at building again. I kept the lot, hope to build there some day when we see what building prices settle at down the road.

How many people are going to be under water and upside down in these houses? I have a customer who just built a big house. It cost him $700k+ to build. It appraised for $450k. He has the money and plans on dying in that house, so to him its not a big deal. However, theres alot of people in the same boat who will sell one day and lose a pile of money doing it. It just made absolutely no sense to me building a house with double or triple material prices, but they just kept right on going. I cant see how this could not get real ugly. Was this a super , high end house out in a rural , county area? My father built a big , high end house way out in the country for a feller about 30 years ago. It sold about 5 years ago for less than it cost to build .

I don’t have to think, or dream, anything. I built it, and know the exact numbers that went into it.

There’s a huge range of prices in appliances, brick, flooring, insulation…..depending on what a person wants, sure, you can cut costs. I personally don’t want a “custom” house with a closet light in my foyer. I don’t want a “custom” home with the cheapest HVAC I can find. Things like on demand water heaters, spray foam insulation, quality wood on my cabinets, etc….are all things I look for. These things drive the cost up. Right now in the area I live, I think it’s cheaper to buy than build. I’ve been told building is $190 to $245 a ft. I built a custom home in 2010 for just over $100 a ft. That’s a $100 ft per heated and cooled. 2100 square ft was $220k to build and close the loan, and does not include interest paid on the construction loan. Building costs and mpg for trucks, inside spread on deer, or length of beard/spurs/ and weight on a turkey are real close to the same thing for me to trust someone on. I better really know the person well before I trust they telling me the whole truth on the matter.

Around here I cannot get a direct quote. Everything is day by day depending and because of this I cannot I good conscious start a build. One can only pray things will even out once the D is out of the office

I owned the land outright, but just finished construction on my place for about 155/sqft. That’s with open cell foam, crawlspace, metal roof, and upgraded brick. Contractor quote was 138/sqft a year ago but we did some upgrades that we paid out of pocket for. I think our place is 3000sqft with 5000sqft total under beam
