Investors see something in the markets that most aren't seeing. I confess I don't know what it is, but they're buying properties of all types and paying premium for them. Can't imagine what rent or sell price will be when they turn it over.

I think we're going to be looking at a lot of young folks moving home because salaries aren't keeping up with the housing.

Investors are buying real estate because it is seen as something relatively safe like gold and silver. In a very uncertain economy like what we have now investors are getting much more conservative.

Big corporations are buying way above market value to force the middle class into having to rent instead of own. They are part of the big reset. At least that's what I saw on TikTok.

True. However the Snowbirds (and folks coming from out west) have been gladly paying more and it's usually cash. Most don't see it as over paying, seeing as how much more they're getting for their money here.

Homes in our subdivision are usually sold the first day. Buyer waives inspection and pays all closing costs. Good news, it isn't investors just people moving here from out of state. Reminds me of when I lived in Frisco, Tx and watched it grow from 20,000 to 200,000. My main fear is Huntsville will annex us in the near future along with Hazel Green.

Nope, just portfolio and risk diversification by the big players. Now that it is evident that the markets are in a full blown correction, they are moving allocated amounts from paper assets to hard assets, real estate, raw land, gold, silver, etc while decreasing exposure in the markets. They started this well over a year ago.

It's been like this for a long while now. At least a year or more people have been making cash offers with no contingencies and I know several Relators who do the home inspection before they make an offer and a lot of times it's same day they see the house for the FIRST TIME.

Don't worry - this is about to stop cold. If we continue to lose nearly 500 points on the NASDA and 7-800 on the DOW, 100 on the S&P.... every day, we'll be hovering around ZERO by the end of July.

Brutal.

This is true. There is a developer that is building either in or around Greystone, and its all going to be high end rental homes.
