I wasn’t going to add anything but had a minute to waste so here goes, I’m 56 and been in clubs and leases since I was 18 both deer and duck both here and in Arkansas. Best duck club I have ever seen or been around was ran by a friend who did all 90% of the work and always made sure everything was fair for everyone and everything was always first class. He didn’t pay and brought whoever he wanted whenever he wanted and some people bitched all the time about it. Not me I saw what he put into it. Couple of friends and I leased a duck place in north east Arkansas and over the years added more properties to our holdings and I ran the money part which ran into a considerable sum as we added more land. We had a stable base of guys who mostly got along and ended up adding a couple of not so good guys who we ditched after the second year they hunted with us for lots of reasons but mainly because they tried to lease our best place for themselves and the farm owner called me and told me about it and told them hell no. This Arkansas mess was expensive and myself and another friend would always buy 2 memberships so as to keep it affordable for a few of the younger guys who we liked to hunt with. Well in the end the hunting got worse and the complaining got louder and we had places here to hunt and we could deer hunt in the afternoon’s and I ended up buying a place here so the Arkansas leases went slowly away over the period of a couple of years after myself and a couple more became just regular members. The deer leases have been good and bad for mostly the reasons already brought up on this thread, people not doing work, not killing what they are supposed too, hunting all the time, feeling like they are entitled to kill or bring all family and friends because they paid their money. Best places I know of are controlled by one person with full authority to have someone leave if they don’t do right. I really started killing nice mature deer when I got my own lease and just paid the money and took customers and friends. I’m still in a couple of duck clubs with friends but mostly hunt my own stuff for ducks and deer now. Sorry for the long post
