I've been pleased with Alabama Ag. 15% down, 85% financed for up to 20 years, I got 4.3% as the rate but they issue a 1%+/- dividend back yearly.

Alabama AG credit. Traditional banks and CUs can have difficulty financing raw, rural land without a house on it and without a larger down payment. Specialty lenders like Alabama AG know what they are doing and as AU7MM08 said, they pay an annual dividend.

First South Farm Credit gave us better terms than Alabama Ag. Both are good folks to work with and I would definitely have both of them look at for you.

I just paid off my farm/timber land loan at AL AG and had a great experience with them. When I was getting the loan initally I had AL AG and First South both give me quotes. At that time AL AG was a better deal but like T-Town said I would definitley talk to both of them. Probably cannot go wrong either way. Good luck!

Good experiences with Farm South. At one time the coops basically had territories, so who you used would be relative to where you are buying. Not sure if that's still the case. Regardless the coops are better than conventional banks on land.

For good credit I'm going to assume around not all that much different than what I got in July. Alabama Ag Credit I'm going to guess is around 4.25%+/- for excellent credit. They issue a 1%+/- dividend back each year.
Call them up this morning.
