Just got back from a lease we have in Crenshaw County. There has been an ongoing logging operation since the beginning of January. We were never notified that any logging was going to be done.Finally after a dozen calls to the timber company,we were told that they were going to cut about 15% of the property.When we pulled in I could not believe what I was seeing. A total clear cut of about 90% of the entire 950 acres. They even cut down the trees our ladder stands where in. The only trees left are the ones that are on the property lines. Now we get our renewal agreement in the mail and they have increased by another 100. Dollars. Now comes the question. Do we try to renegotiate the price of the lease or do we tell them to keep The Land Of Sand. Looking for honest opinions.

Depends on how bad you want the property, I definately wouldn't pay MORE for it.

so they only left 100 acres of timber???? I would not keep it. I would want atleast 200-250. we have about 750 in lamar and have about half and half

I would call the timber company rep that you deal with and see if they will give a price break now that it is clearcut, depending on the company, they might be agreeable.

Depends on how many people hunt it. If its just a few, should see some big deer slipping across the clear cut, but it does greatly reduce the amount of hunters per acre.

I'd consider keeping the lease for 3-4 more years, cause it should be prime hunting assuming not too many members. Then I'd find another lease. I can't imagine someone paying more than a couple of bucks an acre for a 950 contiguous acres of briars and 6 ft. tall pines.

The thing you're up against is if you don't want it, somebody else will. The timber companies know this.
You may have one bad year, but if they would allow you some good sized food plots I'd keep it. I'm talking at least 100 acres of food plots.

2 years from now it will probably be the best it's ever been due to young greenery. Then it'll get so thick it will be very hard to hunt for several years before planted pines shade out the undergrowth.

I would say depends on how many are going to hunt it. Keep hunter numbers low. Put tripods on top the hills and get ready! Years 3,4 and 5 will be the best. After that it will start getting to thick to see a long way. Right after a clear cut you can see all the terrain features and it will be easier to predict where the deer are moving. But I would have to say one of the biggest factors in your success would be depending on what your neighbors are doing. Since you have no bedding area most of "your" deer will be living somewhere else and only crossing your land for a now.

Aint too many of em gonna let you do that. especially if they plan on replanting
