It has a lot to do with location. Open land (pasture/row crop) is selling for more here. Timber value does matter though. School zone matters Lots of things apply. I know of a 1068 acres that's asking $1000/acre that I believe you could get for $600/acre and it still wouldn't be a good deal in my opinion. I won't sell mine for $1200/acre but if someone wants some I can generally find some in the $12-1300 range. None of that will be dealing with agents.
On the flip side I have 54 acres with a house and 2 pole barns that I will take $40,000/acre. Non negotiable and will not divide. I have no intentions of selling but there's a fool born everyday.
