In Alabama (south Alabama particularly) what does hunting land sell for per acre on average?
I know a lot of factors and it ranges, but assume “good” or “decent” hunting land with roads in place, timber, hardwoods and green fields. Assume no structures and over 200 acres
What do you say is price per acre is market vs good deal vs expensive?

I know a tract in Pike county, with good timber, that is about $2300 per acre.

I absolutely love ya'll! I agree can't buy anything for under $2000/acre. But just so happens I have 2 tracts (52 and 42 acres) with timber I'll let go for $1950/acre. That's a this week special!
I can line up a 40 acres, no timber or road frontage, for $1200/acre.

I feel like land prices are pretty depressed and have been for a few years... on the property you described above I'd say around $2,000/acre it should sell for.

Dang i'm jealous..... you can't sniff land that's worth hunting within an hour of Athens for $2k/acre. Everything I've found is $3-$5k and higher. Honestly there isn't a whole lot on the market, or I just don't know where to look. Everything near here is being zoned commercial and selling for $10-25k per acre.

It has a lot to do with location. Open land (pasture/row crop) is selling for more here. Timber value does matter though. School zone matters Lots of things apply. I know of a 1068 acres that's asking $1000/acre that I believe you could get for $600/acre and it still wouldn't be a good deal in my opinion. I won't sell mine for $1200/acre but if someone wants some I can generally find some in the $12-1300 range. None of that will be dealing with agents.
On the flip side I have 54 acres with a house and 2 pole barns that I will take $40,000/acre. Non negotiable and will not divide. I have no intentions of selling but there's a fool born everyday.

Want some for an investment only?
I know where 70 acres in N Mobile county is CHEAP. Landlocked though. You can buy (force) right of way and the nearest ingress is not far. Less than half a mile.
Got 40 acres in Baldwin County with about 300' paved road frontage between Bay Minette and Perdido I'll take $2500 an acre for. Can't buy much around there under 100 acre parcels for much less, if any. Timber (non merchantable, 15 yr old natural regrowth) on all but 1 acre.

I turned down twelve thousand five hundred an acre a few months ago for some pasture land in Colbert County. It's in the Robert Trent Jones whatever, and is currently a hayfield. Man wanted to start a subdivision on it. I would have sold, but the wife (A Realtor) said no. The land was purchased in 1973 for one thousand an acre. Looks like we made a pretty good investment.
I can't stand a thief.
