Alabama Farm credit was quick and easy for me for a short term loan. 20% down is pretty much the norm for bare land.

My advice would be to make sure and get a survey done before closing. Make sure everything with it is right and get your lines marked and good corner posts established early on.
When I bought I had mine surveyed. The 3 adjoining landowners who had been there 8-10 years did not have theirs surveyed when they bought. All 3 "thought" they owned more than what they actually did. The survey verified mine.

Also if you have to go thru another landowners property to get to yours make sure the easement and utilities access is well covered in writing before purchase.
