You will have to go through a land bank and it will require 20% down. You can get a better rate than the land bank. HELOC is the way to go if you have the equity in your home.

I used Alabama Farm Credit and had a 4% rate on raw lane when I bought mine. It was the most seamless/painless loan process that I've ever been thru. Great folks to deal with up here.

I’m looking too. I’m interested in using a self directed IRA to finance it, would have to be a timber operation if I go that route. I could use some good advice here also so I’m following this thread
I don't want to pass quietly into the night. I want to slide in sideways kickin and screamin. Life really is awesome ... Soak it up while you can ...

Alabama Farm credit was quick and easy for me for a short term loan. 20% down is pretty much the norm for bare land.
My advice would be to make sure and get a survey done before closing. Make sure everything with it is right and get your lines marked and good corner posts established early on.
When I bought I had mine surveyed. The 3 adjoining landowners who had been there 8-10 years did not have theirs surveyed when they bought. All 3 "thought" they owned more than what they actually did. The survey verified mine.
Also if you have to go thru another landowners property to get to yours make sure the easement and utilities access is well covered in writing before purchase.

Just remember timber prices are out the bottom. Unfortunately they are not expected to rise anytime in the near future

Are you wanting land for hunting? If so, I would make sure whatever game I was wanting to chase was using and stayed on said land. Some places just don’t hold game for one reason or another.

One of my clients has a real nice 218 acre tract in extreme NE Crenshaw county she wants to sell, locked deeded access and a nice stand of natural timber on it. Patsaliga creek is on the east side.
