Filed ownership, never heard of such. The estate goes through probate whether the deceased owner died testate or intestate. The administrator or executor of the estate, whichever the case may be, probates it. That's how it's transferred to the sisters. They can gain ownership and be in a cave 1/2 way around the world and not have to do anything themselves. They don't even have to know they have an interest in the property. That's what the title search is for, obviously the attorney didn't search very well, or more likely his assistant/secretary . However, he's on the hook for it.
