What type deed is it? Not what is it suppose to do, what type deed. Warranty deed, quick claim, what? Do you have a copy of the deed?

Sue the seller and the attorney. The attorney has E&O so you should go after him and that source of funds. It's malpractice like others said so get his E& O insurance money before someone else files a claim and the insurance cancels his policy. You better hurry.

the way I see it they need to keep that fight in their family. I paid good money for the land, and they wouldn't be "giving" me anything. maybe the lawyer that messed up will pay them to keep from being sued. my plan was to give him a chance to make it right.

The way this is written, the 2 sisters still own the land. The "seller" had no interest to convey. MAYBE....MAYBE depending on lots of things, you could claim adverse possession if you paid taxes, used it as your own, etc. But that's taking from those two women who surely will make it ugly. In my opinion I would be wanting my money back all inclusive. I've had to do that a couple of times but that was before the closing. Did you not read the title search? I always do if for nothing else they have interesting info history on that land.

I don't see anything to do except sue the lawyer and recoup the money spent. Ain't nobody going to be interested in buying into that convoluted mess,no matter what the lawyer that screw it up is telling you. You need to get your money out of him ASAP before he has it protected if it ain't too late even now.

You go after the person your new lawyer tells you to, and whatever else he tells you to do. This is the best advice you will get on here.

This situation is enough of a can of worms that you would be a dummy to try to straighten it out yourself.

Can you not press criminal charges against the guy that sold you the property? It may convince him to give you your money back or sweet talk the sisters

Lawyer up and sue, sue , sue. Not only money but your reputation is on the line. You essentially are trying to do the same as the brother has done. Sell somebody else's land. If those sisters tell you to stay off that land and you go back out there you are tresspassing.

Messy family dynamics. It wont be very surprising if it found out the brother and the lawyer are good buddies from way back. It possible you aren't the first person this has happened to with this piece of land.

Malpractice isn't always a disbarment. You only get disbarred for intentional acts. If it is a mistake, it can be malpractice but not an issue for the bar to discipline someone.
