The house we're trying to sell, appraisal for lender came in way low, not a couple thousand. We appealed it. So, same guy, next day. Wanna guess what he said?

Yeah, we went to refinance several years ago and ours appraised for MORE than what we owed. Yet when we wanted to appraise it to get rid of it of course it was much lower than what we owed.

I'm an appraiser. It's 100% comps. Comps in being " comparable sales within the last year". Same area, close to same age, similar style and similar square footage. Home values are crazy in some areas. It's like the stock market. Depending on what sold, when you are selling or refinancing. It could be up or down. I deal with this everyday. Home values are crazy in some areas. It's like the stock market. Depending on what sold, when you are selling or refinancing. It could be up or down. I deal with this everyday. I've been burned, and I've been helped, it's crazy how one bad one can roll off, or one good one can roll on, and yours changes drastically

Same guy said something, then said the same thing again the next day. He wasn't even off by $1,000. Pretty amazing skill

Least house I sold had the pets on the table at 165,000. The appraiser only went 145,000. It was nice 2500 square foot with 10 acres of land and a barn. He told us he didn't count out buildings or anything over an acre. My realtor filed a complaint. They said, yea that guy always comes in low. But the best they would do was 150,000 . I lost $15,000.

How far off from the comps you have seen is he? There are plenty of crap appraisers, plenty of appraisers who sidle it to their clients favor, and plenty of homeowners who have unrealistic expectations of their homes value.
