Evening gents, what’s the going rate to have a .5 acre property surveyed now days? Thinking about building a shop behind the house, and after looking at the county gis map satellite view, I may have a little more room to work with than I originally thought.

You can’t rely on those overlays. They can be BAD off. You’ll have to go by the deed description. No way to price a survey except asking one who does it. They can vary on pricing a good bit so throwing out a going rate may not be any use.

Funny this was posted as I was calling about a survey today… for a 150 ac prop I can tell you I was quoted $4,500. Ridiculous.I’d just call and get some quotes

I paid $1,400.00 to have 3 acres surveyed and marked about 6 months ago. .5 acres isn’t very big. You might want to check into building codes where you’re at before spending the money. Here in Shelby Co, you have to be a minimum of 30’ off the property line. On .5 acres, you eat up that kind of space really quick.

This definitely get a survey. Me and my family are battling the neighbors next to my grandaddys land right now because they bought the property without having a survey done. When my grandaddy died we had a survey done because nobody really knew for sure where the lines were. Turns out about a third of their yard and their driveway is on our property and they are not happy and disputing the survey we had done. The property lines shown on the property appraisers map do not match perfectly what the actual survey is so sometimes they're pretty accurate and other times they are not.

Sound like the OP only needs 2 corners found and that line shot. Somebody with a metal detector, a copy of the deed and walking around sense could find the corners. Depending on the terrain and how far apart the corners are, it might not be difficult to establish that line with enough accuracy to build a structure several feet on the 'safe' side of that line. It's something that I'd be comfortable giving a go at if I were in the OPs situation.

google earth - has a polyline function that will give you area in acres between that and county property site, acrevalue.com, etc I would think you can get as good as a survey (just won't stand up in court).

Can you talk to your neighbors and tell them what you want to do, show them a map with boundaries and get their okay (maybe in writing). You can have a property surveyed 10 times and get 10 different surveys, depending on how far away they have to start, and if they all choose the same starting point.

Call up Baseline out of Auburn and get a quote
