I’m gauging interest in a group of 4 individuals to join my lease in Southern Illinois. The lease is approximately 565 continuous acres. The farms consist of timber, pollinator program, crp and food plots. For the 2026 -2027 hunting season there will no longer be row crops and beyond. There are currently 5 food plots on the property and 4 have very nice home built shooting houses in place. The one 200 acre farm has approximately 10 to 12 millennium stands with climbing sticks and life lines. If a group joins the lease they will need to inspect and replace all straps. The stands have been in place for a few years and they are due replacement. The 356 acre farm does not currently have any fixed tree stands in place. They were all pulled in the spring of 2025. This farm was going to sell in fall of 2025 but that was put on hold for now and there are no plans to sell as things currently stand. With that said I will make available all stands, climbing sticks and life lines to set this farm back up with the understanding if the land owner decides to sell in the future the group will pull all stands off this property.
Cost would be $14,600 which includes insurance policy. The 4 individuals will have exclusive rights for deer season only which includes archery, gun and muzzle loader.
Now for the serious part. If this opportunity interest you, please verify you have the funds immediately available to secure the opportunity. I’m not going to deal with anyone that has to check with their wife or buddies to see if they can afford the opportunity. Please verify all that before contacting me. I’ve been down that road already and not gonna do it again, sorry! Once I know funds are on hand and people are in place I will share the aerial, prior harvest pictures, videos and trail camera pictures. This has personally been my lease for the past 10 years. I can assure you it’s a great opportunity and a proven farm.
In closing the lease will 100% remain under my control. That is not up for discussion. I will also disclose, if anyone in the group approaches my land owners in anyway trying to secure the lease I will immediately remove the individual from the property. I have put in a lot of sweat and hard work building these relationships and I’m not giving that up. The reason I’m looking to share this opportunity is I’ve had some medical issues I’m currently dealing with and I’m also planning to explore some other options if I can get healthy. This opportunity can be long term if everyone is happy with the situation and nothing changes with land ownership. I can provide character references if required. Hey Squeaky I’m interested but have a few questions:
Five total members counting you? Is $14,600 the total cost for the lease split five ways? Do you pay to have the greenfields planted? I know you can buy non-resident archery tags over the counter but what about gun and muzzleloader tags? Where do you stay when you hunt the lease, hotel, campground?
I’m sure I’ll think of some more.

I’m sure I’ll think of some more. 1 & 2. The lease cost will be split 4 ways. The 4 guys that commit to the lease will have sole exclusive deer rights. I will not be on the property during deer season. My involvement will strictly be to ensure the 4 guys have a successful and fun hunt by sharing my knowledge of 10 years experience hunting this property. 3. I have or one of my lease partners have always hauled a tractor up there and planted our plots. I do have a contact in the area that has done some work for me and he also plants my buddies plots on his lease. He can be hired and does great work. He is also trust worthy. Personally that would be the route I’d go moving forward. 4. Yes archery can be bought over the counter. For a gun or muzzle loader tag it is a must to apply in the lottery for Pulaski County. Everyone should draw a gun tag if they apply in first lottery open to non resident. My lease partners and I have always got our tags for archery and firearm. 5. I have a little raggedy camp we rent from a local farmer. It’s shared with several friends who have their own leases up there. It’s not an option for this opportunity as there isn’t room for 4 people and my friends would not appreciate 4 strangers in the camp. My suggestion would be Airbnb, Paducah, KY or possibly one of the cabins at grand chain lodge. There is a big solar farm project in the local area not near the farm. A lot of workers are in the area for the project so I’m not sure what additional lodging there would be in the area.

TBH that actually sounds like a reasonable price for that type of land. Just shy of $26/acre. There are folks paying more for that here in some less desirable parts of Alabama

That would be the max I would want on the property. In my opinion less is much better and only increases your odds of filling tags. The 2nd lottery which is first lottery open to non resident goes live May 11th. Lottery 2: May 11, 2026 - June 30, 2026 Illinois residents who did not apply/were not successful in the 1st Lottery Drawing Nonresidents Firearm - Limit 1 application Muzzleloader - Limit 1 application Group Hunt applications are accepted in Lottery 2 Landowner deer firearm permit applicants/recipients are not eligible to apply for a firearm permit but may apply for a muzzleloader permit

Does the landowner know yoi are subleasing it? Ben it’s not a sublease as I’m not making a penny off this opportunity. I’m simply letting 4 guys or less hunt the property under my current lease agreement. I’ve always had partners on this lease and they are included on lease paperwork and insurance. Therefore the land owner knows who is part of the lease each year when lease is renewed.
