I've had a company contact me about wanting to lease a spot for a cell tower. They are the middle man and said they are obtaining a site for AT&T. The property is in a rural area about 15 minutes outside of Hattiesburg,MS. Its on the edge of my property, so access really wont be an issue. They want 100ft x 100ft. They are offering $800 a month. Initial term of 5 years with 17 automatic 5 year renewal terms that will total 90 years. I've read to charge additional fees for any other providers that get added to the tower. Any advice would be appreciated. Thanks

I don’t have much experience with this, but it sounds like a win-win situation to be honest. It sounds like a continual amount of income without much if any disturbance on the property.

You’re talking to a site selector, who does the leg work and gives the tower company 3 or more options. Deal points matter (money, for example), but they also have site location criteria that matter more because the monthly cost is usually the lowest expense. How you handle renewal terms is important because percentage increases over time can be compounding to the cost. In my case my site was competing against an already-built tower where they would be andding additional antennas. It’s hard to compete against that because of site development costs.

You are very fortunate to have this opportunity.. You are lucky to do this once in your lifetime. The agent you are negotiating with does one or 2 a week/month. Find an attorney who does does real estate ground lease work (cell sites.signs, etc) and depend on him.
25-30 years ago a company I was consulting for had unsolicited offers for a half dozen cell tower sites on rough timberland parcels in the Birmingham metro area. The cell phone carrier who wanted the sites never would say anything but "we pay based on surrounding land values" When I pointed out that in some cases they had payed multiples of the timberland values, they looked at me blankly and said "we pay based on surrounding land values".
This was pre-computer, pre-AI, so we located each site on a county road map, used a drafting compass and got a cars per day count within a 5-mile and 10-mile radius for each site. Plotted historical prices on leases/sales vs car counts and got a pretty good correlations. Made counter-offers as high as 2 and even 3 times the initial offer. The company smiled and signed. I don't know how much money I left on the table, but we got a heck of a lot more than surrounding land value "holding the world together timberland" prices. The landowner called it a win.

Ask for more my friend was offered $800. He checked a few towers location close to him. They were getting $1000 to $1200. Something about how many pings or residents are within so many miles of the tower. Yes him and wife will get free phones. I’m not sure if he got what he ask for.

We have one on our place like that. It started with a yearly lease then a few years ago the asked to buy the 1 acre the antennae sits on. They paid $140,000 for that one acre. They already had a easement from the public road to the tower, which is about 200 yards.
We have had no problems with it.
I love my country, but don't trust my government.

I had them come here around 15 years ago wound up signing lease and never heard from them again. My guess was to keep competitors from getting it.

I have a buddy with one in his construction yard. He gets $1600 per month and they keep it meticulously maintained.

I think the average was$1200 plus more if anyone adds on to the tower. I got contacted but they chose another site. Also put in contract who will dismantle tower when they leave.

We have a tower on our property where I work. Its a 150 ft tall and we lease Verizon the top sector. They pay somewhere around $2K per month. The lease goes up 3% annually. Of course the tower was existing. All they had to do was extend the compound a little to add in the equipment that goes on the ground. All the other needed infrastructure was already there. The cell company should do all the improvements like power, etc.
I also know of a local guy who let Firstnet build a tower on his property. They pay him $5k per month.
My point is $800 per month seems a little light.
