I have noticed a big jump in rural land prices South Alabama the past 18 - 24 months. Asking prices have jumped $1,000 - $2,000 per acre on some tracts. Is there that much demand for 200 - 1,000 acres of South Alabama timber/hunting/pasture land? What are y'all seeing?

Its hard to buy any land down here. For the past few years people have been buying up small tracts of farm land and then breaking down into 3-5 acre lots. Land flippers, home builders, and land brokers are keeping the prices elevated. Every time a deal gets made the area comps go up along with the sell price. The demand seems to be holding so people are getting the money from somewhere. Get on land watch and check around.

Same thing happened in Texas 20 years ago. Outside money started buying up ranch land in West Texas. When you sell a $20m home is California, buy a $10m home in Texas, that extra $10m buys ranch land.

Its hard to make sense of it when you see mediocre farm/pasture land that should be 1500-2000/acre listed at 5-7k an acre. How does one justify borrowing money or sinking savings into an overpriced market?" Maybe I'm the backwards one, but I just cant make it work out in my head.

Not south bama but Cleburne county. I’m literally 2 miles away from the state line and the price is all over the place around here but it’s elevated north of 4k an acre depending on what it is and how bad someone wants it. There was a 5acre parcel with nothing on it that was stripped back in 2014 with nothing on it but regen pines that are 2” around and 20’ tall that sold for 81k at the end of 2023. Literally was nothing on it, no water, no open land, etc. GA buyers bought it. I’ve seen a lot of sales around here that were purchased for big money from persons that work in GA but started building or use the property for retirement or weekend getaway as it’s local to ATL or Bham.

It depends on the property and the use really, but the pool of folks that can buy 50-200 acres is much larger than can buy 1K+ acres. My place is a turn key 125 acres with 3/2 barndo, pond, whole place recently thinned, roads built/fixed. $3500 an acre wouldn't even sniff it even if I was hard up to sell it. I paid $2500 per a few years back but it was just thick pines, no good roads, no clearing for homesite, no utilities. Put a lot of time, money and work to get it to where it is now, but still plenty to do!!

It’s not just the lease prices. It’s availability of leases/clubs in many areas. There are far more “low member, low pressure” clubs than there used to be it seems. A handful of guys with deeper pockets can lock up land in such a lease that used to provide membership opportunities to more folks. Add to that the previously private leased lands being bought by the state. WMAs may be free to hunt but they aren’t ideal for people looking for the regular deer camp experience and. If you buy right you can own 40 acres with what you’d spend paying someone else’s taxes and have full rights to the property.

Yes, you would never guess what company is buying the up all the big tracts of hunting land around here. That’s really all I can say right now until some of it gets closed on. Wish I could say more about it

I havent seen $1000-2000/acre land in quite a while. I bought 20 acres for $3k/acre a couple years ago and thats pretty unheard of nowadays. I felt like i probably wouldnt get a chance like that again. If you see a real estate sign, theyre probably asking $10k/acre, no need in even asking about it. $5k/acre is about what you can expect around here. Were getting to be a bit too populated around here.

I see it doing in Alabama what it did in Florida 30 years ago. Stuff I scoffed at selling for 5k an acre is selling for 30-40k an acre now. I'm just glad I bought mine when I did and it will be paid off with 1 more payment.

In the short term, land can go up and down, but the over all trajectory is up. So the best time to buy land was yesterday.
