Any of you ever purchased property that was landlocked? Got a chance to buy a tract, but it's landlocked and the seller is leaving it up to the buyer to find the necessary access. There are several adjacent tracts around the landlock tract.

How hard or was it impossible to get access from an adjacent landowner? It will basically be my wife and I on the property, might try to farm a little, hunt mostly......

I bought a landlocked tract last year. Pretty much one phonecall got me a deeded access. I know its not always that easy but it was for me. They went out of their way to make it easier on me. I hope you have a similar experience

I had a land owner that wouldn’t grant me access to the property I just purchased. I was very professional but told him that I had contacted a lawyer and was going to take the legal route. He called me back that night and granted me an easement. We never had a problem after that.

I have 2 one was so easy. Just got a survey of the road and had it approved and registered with tax assessor. I have a prescriptive easement on the other one that is not being honored. I can get in just not easy.

Sounds good, thanks for all the feedback guys, I really don't want to take any legal route or anything, just want to have basic access. I know not all people are the same and I don't want to make any enemies and have bad neighbors.....

Can be ugly to get access. I have one semi landlocked piece. It has "historical" access, but none deeded.

We bought a landlocked piece over 30 years ago.we have driven around another persons field to get to it the whole time. It depends on who's land you have to go though and what there attitude is

As long as it doesn't interfere with what I'm doing I have no problem but I will not give a deeded easement. I have a neighbor behind the house that has a big hay filed and he comes and goes as he pleases because it never affects anything I do. I have 300 acres about 15 miles away with a creek that runs through it. I have land on the north side of the creek and neighbor has land on the south side and we just swap for the hunting so neither has to cross the creek. His land is locked so he has access from the neighbor to the north using the power line to access it.

What is the law in Alabama? In MO they must grant you access. But, it can be a drawn out process if the other landowners dont play ball. I was told by the time lawyers, courts, and all costs were counted I could be looking at $10k-15k. So, I offered $5k and told my neighbor he could pick the route. Win, Win.

The piece of property i bought, one neighbor said, "were not giving no right of way, we dont want anybody driving across our property". I have several pictures of them on my game cameras, driving across my property. They have two gates on their fence accessing my property. I planted egyptian wheat 30ft wide along that fence. They run through it more than once to tresspass on my property. I just laid a 18inch pine log in front of the gate on my side. If they hadnt said what they did about not wanting anyone driving across their property, we never would have had an issue.

Some, we only wanted a easement to get the timber out and then sold it to hunters as we bought it without a ROW. Some we got deeded ROW pretty easy , some, folks wouldn't cooperate , but in the end that didn't matter . In Alabama you can petition the court and be granted one through the court process but that can be a long and expensive process. Way back in these mountains landowners never had deeded ROWs , that has only become an issue last 30 years or so when "out of towners" started buy hunting land. You gotta dance slow with hillbillies , you don't come in and tell them right from the start you're gonna grant me a ROW or I'm takin' you to court.

My nephew tried to lease a few acres to hunt one year... we had to walk in ....went through 5 gates and everyone of em was different folks property...first gate had five locks on it ... the man said you have to negotiate with all of em.... I said lets get the heck out of there.

The west side of my property has road front frontage, the east side is cut off by a creek that runs through the middle of the property.

Is the east side of my property eligible for an easement by right?

I have been talking to someone who I thought owned some landlocked property. Long story short is all he has is a tax deed where he paid delinquent taxes for the last few years. Glad I backed out, cause it would beore trouble than it's worth

Thanks for the feedback yall, I know it can be a roll of the dice and not all landowners are friendly and willing to help out.....I don't plan on spending years and money in court fighting to get access.....
