Thx goodness I could not sleep tonight. I heard a popping noise in the bathroom sink. I get up and low water pressure on the hot side. I go to the garage and the hot water tank decided to take a dump. Thx goodness I was home. Only got half the garage wet.

Tankless heater on exterior wall and you will never have to worry about that again.

I had a pressure valve stick once... sounded like a cannon when the tank ruptured. Did it at about midnight on a Friday night. Made a big mess

Put mine in the mud room off my garage with a floor drain and French drain for just such an occasion. I drained mine recently. Maintenance guy I know says to drain one every 2-3 years and they will last decades. Says his is going on 27years. Thats just something thats hard to remember to do.
