What are you paying per acre for a hunting lease in Walker County (around Oakman area)?

Absolute top dollar for that area would be $6/acre. I'd hope for more like $5. It's just not a good area for deer.

Leased property from amphunting management agency and they started out at 6/acre. Every year they went up almost 2/acre until I told them last year we were not paying 11/acre for the area we were in. Turns out I became good friends with the guy across the street from my lease and he had double the amount of land and he was getting his for 5/acre. Needless to say I wouldn't deal with amp hunting management agency. 5-7 seems to be the normal around there. Part of our lease now I believe it 4.50/acre but it's from a private owner. We're in the townley area

Its amazing what these land owners think they can get and sometimes do for property that is just so so. Anytime I find available property I alway ask how many different people the land has been lease to in the past few years. A lot of the time you will find out it was someone different every year or didnt lease at all. Either way, it aint good.

Yep, $6 would be top. Note: the State of Alabama has lots of tracts in Walker County. Their minimum bid is $4, increasing 3% annually for the duration of your lease. They are on a 5yr lease rotation, so the turnover is on the 0's and 5's. You can catch some that have gone unleased and bid on remaining term when they open bidding up in the summer. But you're still gonna encounter the $4 minimum.
