I have been thinking for a long time about something very similar. I'm in the business myself and have already got a big shop and office. Just got to talk myself into getting started.
On the fireplace I am thinking of doing it on the outside of the wall exposed and that would make it easier to flash and waterproof the roof. I'd highly recommend that. My fireplace eats up a ton of space. Plus flashing it was a b word. I wish Id of went to the outside.

Those metal buildings into homes make so much sense.
No termites, no rot. Exactly why I went this route. Almost zero maintenance and I honestly think the only better finish is with brick. The appraisal company didn't see it that way tho.

No termites, no rot. Except for the lumber he used to frame walls and ceilings inside the steel structure. Turned out great. I built out a 300 sq ft apartment in my barn where me, my wife, and 18 month old daughter lived for 9 months to build our house.
