I have been thinking for a long time about something very similar. I'm in the business myself and have already got a big shop and office. Just got to talk myself into getting started.

On the fireplace I am thinking of doing it on the outside of the wall exposed and that would make it easier to flash and waterproof the roof.

I've got 90k in the house. 2275 Sq ft. I probably saved an easy 20k by doing everything myself. I didn't even get prices on it to see. Just going off past experiences. I know a steel builder usually gets around 4 to 5 dollars a Sq ft just on building the building. So at 4 dollars that's almost 10k.

I'd highly recommend that. My fireplace eats up a ton of space. Plus flashing it was a b word. I wish Id of went to the outside.

Exactly why I went this route. Almost zero maintenance and I honestly think the only better finish is with brick. The appraisal company didn't see it that way tho.

Except for the lumber he used to frame walls and ceilings inside the steel structure.

Turned out great. I built out a 300 sq ft apartment in my barn where me, my wife, and 18 month old daughter lived for 9 months to build our house.
