I'm looking at a 80 acre tract of cutover that hasnt been replanted yet. its mostly hilly with about 15 acres of bottom land. does anyone have a thought on what a fair average price per acre would be in east central alabama?

We are selling 207 acres (my wife's family and inlaws.) They were finished cutting a couple of months ago.
Property is partially in Valley city limits.---There is a slight factor that it could be used as commercial/multi-use property.
Price of $1500/acre to be split among many folks.

Just 15 acres of bottomland? Is the rest of it just hilly or are there mountain goats on it? I was thinking $700 at best. How is the access, etc.

Yall are in line with my thinking. it has highway access and a decent road system.it joins another tract I already own so that adds a little value.

had the chance to buy 500 acreas a few years ago that was just dirt and a few scrubs, asking price $700.00 per acre. There was no road frontage land was only good for growing trees and hunting in a few years. So answer is that it depends where it, does it have road frontage, How hilly is it and a few other factors.

It's all about location as it always is with real estate. You sure can't buy it for $7-800/acre in montgomery co. In south montgomery co. it would be $15-1800/ac for clearcut land or more if you could find it.

True, but there are areas of the state where $600/ac is too high.

My suggestion is to buy it if it joins you and you plan on staying where your at. If you don't some asshat will. Even if you overpay, it'll still be yours from now on.

Indeed. Buying land that joins your present property is a double winner. You not only get the new land, you protect what you already have from who knows what.

In general I think most land is way over priced any way. I would start at 600 an acre and go from there.

With the current state of the timber market things get a little fuzzy. Even still, in Bibb county land that has no acess and is cut over is 700 an acre if you can find it. 80 acres for 600 dollars an acre clear cut with no access stayed on the market for a year before sale. That was worst case. But most land won't be that undesirable. And I bet in ten years the guy that bought it comes out smelling like a rose.
