I can't give details yet, because I haven't secured the lease yet. It is within 30 miles of Huntsville, AL. I just need to get a feeling for who would be willing to pay to play. I can't guarantee you a big buck. I can guarantee you that I will spend every dime on developing the property habitat to try to grow the best deer the area can grow. The property might not produce monster bucks the first year, or even the third; but with intense habitat management, I intend to be able to grow some big deer. I hope to instill year round food plots and designated feeder sanctuaries. No rules are set in stone, and I'm open to suggestions. I WILL involve professional advice from habitat/wildlife specialists. I'm only interested in big bucks. I'm not gonna shoot a buck unless it goes on the wall. This will NOT be a place to bring your son/daughter to shoot a spike or ANY young buck. Haven't decided about guests...I know a lot of people get pissed when they hunt a big buck all year, then a guest comes hunting for free and gets lucky in the right place at the right time. One option I'm thinking of is guest MUST sit with member if member wants to bring a guest. If a guest kills a deer, it comes off whatever the set MEMBERSHIP limit is. It's not fair for a single guy to pay money to hunt and kill 3 bucks and a guy that has 4 sons and brings guests to be able to kill 15 plus. Big/Mature bucks only. I'm shooting for 4 yo bucks. I'm one of those people that don't believe in "cull" bucks. Also thinking about minimum B&C score of X=to be determined. I would love it if all members would anonymously share all buck trail cam pics. If there are truly any jacked up racks that we all agree should be taken out, I would be okay with that. I want everyone to have success and shoot the biggest deer they've ever killed, but if big to you is 100 inch 2 yo, this isn't the place for you. If you think you HAVE to shoot a buck to get your moneys worth, don't bother. If you think you HAVE to ground check one that you THINK might be a shooter, then don't bother. I want guys that are okay with letting a deer walk unless they ABSOLUTELY POSITIVELY identify it as a MATURE buck. Price will actually depend on how much members are willing to pay to determine acre:hunter ratio. It will DEFINATELY be at least 100 acres per member. If I can get enough people to be able to afford more acreage per member, I will. I have talked to a few people already that have expressed interest in bow only or maybe bow only until the rut. Another suggestion I've gotten is all electric vehicles for access. The property will be STRICTLY managed and whatever rules are decided on will be STRICTLY enforced. No dumbarses or richardheads....if you already know it all, I don't want to hear about it. If you have a hard time getting along with others and communicating with others and being happy with their success, don't waste my time. Jackarses or illegal activity will not be tolerated. Absolutely no drinking, smoking, or meth on this property!! Anyone doing anything illegal (spotlighting, trespassing, stealing, etc..) will have their arses kicked and prosecuted and permanently removed without refund and you will be called out on every website I can find. Price will be $1500 based on 100 acres/member. So if you have no interest, but have suggestions, feel free to post them here or send me a PM. If anyone is interested, please post or PM me the answers to these questions. Would you be interested in: 1. bow only 2. bow only until rut 3. all weapons 4. 120 inch minimum requirement (or some set measurement) 5. multiple harvest criteria such as weight/beam length/bases 6. only electric vehicles 7. x number of does per membership and how many? 8. x number of bucks per membership and how many? 9. no guests 10. members only (no family) 11. 100 acres:1 membership = $1500 12. 150 acres:1 membership = $2250 13. 200 acres:1 membership = $3000 I know kill numbers/quality to expect will vary based on what the property actually holds. No way for me to know that until I get the lease and can get some groceries and cameras out. These are the kinda bucks I want us to shoot. Being close to home if you live in the Huntsville area is a BIG plus...thank you Let me add, I KNOW that a few deer bigger than any on my walls have been killed on this property.

Might have missed it, but how many total acres are you talking about. It takes a lot of land to manage like you are talking about for bordering clubs to not benefit off your heard and your members themselves benefit.

I would absolutely love to be a part of that but can't justify the drive/expense with 3 little ones and all the sports/activities that come along with that. I feel you could go to 200/1 ratio at 3K and fill your spots especially in the area you're in. That's what I would shoot for if you're really wanting to do what you have implied. You are definitely on the right track and have some fantastic rules. Exactly the kind of place I would join in a heartbeat and do everything in my power to help improve. Best of luck and I hope it takes shape for you guys.

I have lived in Huntsville for the past 30 years but originally from Lamar County and have access/control of thousands of acres of private and leased properties across the state.

After 50 years of hunting and over 200 kills I can tell you one thing for sure.
If you kill a buck that that is 3.5 years old and scores 130 he will never make it to 160.
Also, there are plenty of bucks in Alabama that score 160 and they are not in a high fence.
Most 6.5+ year old deer in Alabama are never killed by a hunter. They die of old age and their rack will start to decline after about 7.5 years.
BTW, how can I achieve 12 point or above status without making 15,000 plus post on this forum? Really don't have the time.

Red - I don't think you need to be a 12 point to have some credibility on here. A picture is worth a thousand words, so they say. There are a lot of folks who show up on the internet talking a big game. When a man makes his first post about holding out on free range 160's in Alabama, folks are skeptical. 100 acres ~$1500 per member in N.Al, shooting only 160"+ deer. I was in a club here that had similar hopes and aspirations, payed $4K/yr for 3200 acres, and that was extremely high. In 4 yrs there were a total of 0 deer over 160" harvested. That land had been strictly managed for about 15 yrs prior.
Not saying you can't do it, but it will be a steep climb.
BTW, I probably know of the land you're talking about, and I know one other LMC that is trying to get it.

I wish you were closer to Montgomery because I would jump all over that.. I like the idea of having a high pricetag so you can be assured that you are attracting the kind of person that wont pay that amount to kill a basket rack, just so he can say he killed a seven point. Has anyone heard of an update on this Hunting Club? No update yet....only thing I can say is that IF it happens I have plenty of people express interest in paying $3000 or more to keep hunter numbers down.

If anyone wants to pay $3k for a lease per 200 acres and shoot 120 inch deer let me know. I'll lease my place all day long for that.
Plenty of big deer in Jackson, CO. BUT - There are few if not zero tracts of land in N. Alabama large enough to grow 160's consistently without a fence even if intensely managed. Might be a few tracts like that of mountain land, but good luck with that. You'll have to pour the feed to them by the train car load.
Consistent 120-130's are doable elsewhere with good management.
