Not sure what the standard is - I may need to read original lease agreement - was going to ask you guys. One of my roads on the land I lease from Soterra is about washed out - almost where u can’t ride down even with ATV. At what point does a timber company hav to come in and fix it? I mentioned this road over a year ago and nothing happened and last time I mentioned something 6 months ago they said due to Covid they were not fixing roads. This road will not make it thru summer - to point where u can’t go down it - I been in lease 2 years

Was gone see what u guys said - thanks. I would think they hav to fix it but I May b Wrong

We found only time they will fix roads or when they are going to come in and cut timber.So we do the road maintenance don’t let trucks on roads when wet and muddy.

It being a Soterra lease they may have been unwilling to do anything due to their plans to sell their land. Weyerhaeuser being the new owner, it may be addressed but will most likely take them some time to get to it considering your lease is part of a very large purchase. I am sure it takes time for even these big companies to recognize what all needs to be done, coordinate it getting done, etc.

You figure the cost of a dozer for a week and your annual lease probably doesn’t come up to the cost. Timber companies are not in the road fixing business unless they are fixing to use the roads for harvest. It cost them money to maintain roads.

I've got one property that I have been trying to get the roads fixed for years. I could not tell you how many years it's been since a truck has been to the back of the property. Got so bad I cut a trail around the worst spots with my tractor. We just leave the trucks at camp and ride SXS from there. They will not fix your roads until they get ready to cut and then it will be the logger that does it only good enough to get his trucks in and out then he'll leave it worse than he found it.

These roads were washed bad also. Had a couple places that I got nervous on the tractor. A few hours later and I had it all broke up and fixed. Also built up the water bars. Like others said the only time our roads are fixed by Foresrty service is when they are logging. I don’t wait on them and do it myself. [Linked Image][Linked Image]

I find that timber companies are all about making money, not spending it. We have always been responsible for roads and gates.

Got a lease with same issue. But it keeps the piddlers out for the most part so I just chance it on the wheeler every time I go down there.

Anytime we have had a complaint, they always tell us that they are a timber company first. If you are not happy with the lease they will find someone else to pay it. So, it is up to you to fix. The only time they do road work is for the timber.

I asked about some issues I had for two years. Last fall finally told me to find someone with a machine and send him the bill. Got about half of what we need done in 8hrs. Coming back sometime after turkey season

Old club I was in used to trade a membership (1-5 years, depending) for dozer/road work. We generally had one member that was a heavy equipment owner/operator, and he took care of roads, as needed. Seems we bought fuel? Long time ago. Other members ate that slot. It spread it around, and worked pretty good. Not sure what the exact specifics were, but just the gist. Might not work out these days for cost, but it did there.
