Help me understand standard lease structure. When I see a quote for $13/acre, I assume that is per month? so, if I were to lease 300acres at $13/acre, I'd be looking at $3,900? Do most forest company leases in Alabama cover only hunting season or is it on a month to month or annual basis? Thanks for any info! I'm trying to understand standard leases as I have seen several types of quotes in my searches.

One thing to watch out for when looking at leases is that some will require you to purchase your own liability insurance and others will include it in the lease price. Also, you will probably want to make sure that the lease you are looking at is for "all game". There are more and more leases showing up as "deer only" leases with the owners retaining turkey rights for themselves or family. If that is the case, they will not want you on the property at all from late February/March through the end of April.

Lease agreements are typically on a dollar amount per leased acre per year. Some include liability insurance. Others do not. Some landowners require it. Others do not. Some include all game animals. Others do not. You’ll need to check into these things before agreeing to a price. Didn’t mean to repeat some of the already posted information, but it must be important or I wouldn’t have repeated it. 🤷🏼‍♂️😁
