Due Jan 31st. The complainers on my Texas hunting and fishing forums talking how much they owe this week. I was once one of them. I could never figure out why if you owned a home mortgage free, you still had a tax liability of $400 - $1000 (or more) a month just to pay the Texas Wealth Tax. I got better use for my cash than to pay that much each month to the county. I still pay half my Mom's taxes which is $2500 (my other brother pays the other half). Once Mom passes my sister better figure out how she is going to pay them as she gets the house. A state income tax is much better as it goes up or down according to my income. And I get to decide if I want to eat steak or baloney at the grocery store to pay the sales tax. I know a lot of Texans are looking at moving out of Texas when they retire because of the property taxes. So far Alabama, Tennessee, and Florida are the top choices. My best friend and his wife are coming here this summer to look at the housing market in the Huntsville area. They plan to move here when they retire. On the low end at $400.00 a month that’s $4,800.00 a year. On a thirty year mortgage that’s $144,000.00 Miss paying and the government will get the property that you never own plus what you already paid. I’d say that’s a big ole win win for the government. And it’s a bunchofbullshit to me.

How high are they on those big ranches and farms? Not high, they are ag or wildlife exempt. A 640 acre ranch runs about $500 a year.
