Our club had some land leased there 2 years ago.. Couldnt hunt it without the fear of your truck being broke into. Even herd that the group of guys that had the lease prior to us, was robbed coming out of one of the gates.
Needless to say, we subleased the land the 2nd year and dropped the lease right after that..
Too many thieves and crack heads in Boligee... That was my experience...

Yeah, land prices in that area of Greene County go for $2k/acre or more! Unreal.... but not if the market will bear such high rates. Not sure why you really consider $2k high, but even up here in North AL good farm land is $4-5k per acre.

Belmont is not far behind! x2 I've hunted in Belmont a few times...saw 30+ deer in a foodplot one afternoon. Definitely no shortage of deer in those parts

I have hunted Boligee for years in club with a friend of mine and I would not consider it more than average as far as quality goes. ^^^^this^^^^^

I've been able to hunt quite a few places in the "black belt counties" and only two were places that annually kill 140"+ bucks. One was in Bullock Co. and the other is in Marengo Co. b/w Faunsdale (sp?) and Union Town. Both were properties in prairie land and both in the actual black belt.

Its not even all of bullock county either, TD. A little area around Fitzpatrick is the closest thing in this state to Midwest quality deer. Check out bucktrails trail cam photos. They are right in the zone.

They are right in the zone. not all of Bullock or Marengo either. Most of Marengo doesn't have the soil to grow above average bucks either. Yea, I used to hunt a couple of miles from Fitzpatrick. That's the area. Major misconception is that if you hunt in a "black belt county" you are in the black belt. Far from the truth. I believe that any property in Alabama that is actually in the black belt soil is capable of growing multiple 140+ deer but the black belt is pretty small in area so not too many farms are actually in it. "If" I had to lease property in south central Alabama and money wasn't a problem I would make sure the property was in the strip. If it wasn't I wouldn't pay the $15/$20 an acre so many landowners charge b/c they either believe or just say that the property is in the black belt.

Prime land in those areas is going anywhere between 20-30 dollars an acre. Some of the deer that come out of that small area of Fitzpatrick are world class and never receive any exposure. The guys who have those properties are tight lipped, wealthy and aren't worried about drawing attention to themselves.
